Prices and information

The prices are valid for a stay of 3 nights or more.
For a stay of less than 3 nights, a one-off surcharge of 40.00 euros will be charged.

Additional person per night:

6 to 13 years 15,00 Euro
Up to 5 years 0,00 Euro

Daily fee for a dog (only bookable in Apartment Annelies on request) 12,00 Euro without food.

Free South Tyrol Guest Pass: You can use all regional trains and buses free of charge from 00:00 on the day of arrival and explore South Tyrol by public transport!

Arrival and departure:

On the day of arrival, we are happy to hand over the apartment to you from 3.00 pm. We would be pleased to receive information from you about the time of arrival, as we are logically travelling on the farm and in the fields and are not always in the house. On the day of departure, we ask you to check out by 10.00 am. Other times on request.

Booking and payment:

Your booking becomes binding upon receipt of a written booking confirmation and payment of a 30% deposit. We are happy to accept debit or credit cards (Euro/Mastercard, Visa, Maestro, Nexi) as well as cash (up to 1,999.00 euros). You can also pay the deposit by bank transfer or credit card.

Books and games:

A small library with novels and non-fiction books as well as games from 0-99 is available for you to relax and have fun. On our playground there is also a play box with a badminton set, beach ball, volleyball, frisbee, etc. You are welcome to borrow something from there and please return it in full before you leave.

Bread service:

We would be glad to order for you fresh bread from the local bakery every day (except Sundays and holidays). We also offer individual breakfast baskets. More information under the “Breakfast Basket” section.

Breakfast basket:

For your breakfast we offer farm products such as milk from our happy cows, fresh eggs from our free-range chicken, homemade jams, herbal infusions (tea) and homemade cakes (for example Marble cake, Eggnog cake, etc.). Additionally, you can order regional delicacies such as South Tyrolean bacon, ham and sausages, South Tyrolean cheese, butter and yoghurt from the Sterzing dairy farm, South Tyrolean honey from our local beekeeper, coffee from the South Tyrolean roasting company Caroma, and fresh bread from the local bakery. Other products, such as various juices, chocolate spread, and vegan, lactose-free, or gluten-free products, are also available upon request. In the spirit of sustainability and depending on your taste, you can put together your own breakfast basket or just choose individual products, which is why the price varies. If you only want fresh bread every day, let us know. You will find out more on arrival.

Cancellation:

There is no right of cancellation within the meaning of the Italian Consumer Protection Code. Nevertheless, we grant you the following cancellation conditions:

If you cancel up to 14 days before the day of arrival, no cancellation fee will be charged, but we will retain the deposit of 30%.
Cancellation between 14 and 8 days before the day of arrival: cancellation fee of 70% of the booking value
Cancellation between 7 and 1 day before the day of arrival: cancellation fee of 90% of the booking value.
In the event of a no-show, a cancellation fee of 100% will be charged.
In the event of late arrival or early departure, the full amount will be charged.

We expressly refer to the legal provisions of Art. 45-67 of the Italian Consumer Protection Code GvD 206/2005.
Because something can always happen, We recommend that you take out one of the usual travel cancellation insurances or the 'Roter Hahn cancellation insurance' with the Europaeische Reiserversicherung, Vienna. More detailed information here. And you can take out insurance directly here.

Dog:

As chickens, cats and our farm dog roam freely on our farm, we ask for your understanding that dogs are only allowed to a limited extent. One dog is allowed in the Annelies apartment (with green area) on request. However, we assume that the dog does not have to stay alone in the apartment all day. A daily fee of 12.00 euros may be charged for the stay (food is not provided by us).

Drinking water:

Our drinking water / tap water is of excellent quality. We ask you to refrain from buying plastic bottles and to fill up your drinking bottles directly at our farm.

E-bikes:

You can hire e-bikes in sizes S, M and L from us and go on a great bike ride. A bike trailer for two small children is also available.

Farm shop:

On the ground floor of our unique farm building, you’ll find our new farm shop with a delicious selection of homemade jams (raspberry, currant, blueberry, apricot), herbal tea blends, herb salts, spices, flower and herb syrups (lemon balm, elderflower, elder-peppermint, mint, elder-lemon balm-yarrow), as well as fresh seasonal vegetables, potatoes, and berries.

Farm tour / stable visit:

We are happy to offer a guided tour of the farm or a visit to the stables on request.

Final cleaning:

The final cleaning is already included in the apartment price.

Laundry:

If you have laundry to wash, we will be happy to take care of it for a small fee of 10.00 euros. An iron can also be provided if required.

Local tax:

The local tax applies to every person over the age of 14 and currently amounts to 2.50 euros per person per night according to the applicable municipal ordinance.

Lounge:

On the ground floor of our historic building – next to the farm shop – a cozy lounge room is available for socializing, game nights, small celebrations, etc.

Non-smokers:

Please note that all our apartments are ‘non-smoking’ apartments.

Rental of sports equipment:

Directly on the farm we rent for a fee high-quality e-bikes in various sizes, kids’ trailers for 2 children, bike helmets, hiking poles, toboggans, snowshoes, backpacks, and a baby carrier (free of charge). More information available on request.

Ski- und Bikedepot:

Our ski and bike depot at Laimbruchhof is available for you to store your sports equipment free of charge.

Waste management:

We ask you to be mindful of waste production in the interests of sustainability and to separate waste correctly.
